Hot cross buns... you won’t get these buns anywhere... enjoyed Nutella bun and plain butter bun with my coffee..

This is place to enjoy & relax and have a tasty buns with variety of flavors. Located on Ajman corniche, huge sitting area where u can sit and enjoy matches. They also have outside smoking area with sea view. My favorite is lotus bun and my kid favorite is Nutella bun. Value of 💰 money.

There's nothing in the world that can beat pappa roti's bun. Its my fav place for breakfast or evening tea. Plus the location is amazing. Love everything about pappa roti

Tried there bun on a friend’s recommendation and when i had the first bite, the sweet n saltish plus the softness of it made me its fan instantly! A must try not just the simple one but do give them a try with added flavors like honey drizzle or nutella n hazelnuts or cheese one !! All r amazing 👍🏻
Late review but I had to say that tea and those perfect buns was so yummy. I was with my friends and everyone liked. Strongly advise. Sometimes parking is very difficult
If you are fan of buns then papa roti is the place to be. The buns have a crisoy exterior but once you dig in to them you enter into a world of soft chewy buttery center. They have various toppings and syrups that you can have on your buns. Our favourite is the classic and Nutella hazelnut bun. Also their frappe and fruit drinks are pretty decent too.
This branch can be easily located by looking at Centrepoint and it's on the opposite of that. Corniche Avenue Mall name is not that visible. So yes, this is on the side of corniche. It was my first time to try Pappa Roti and on this branch. It's a spacious one and even have tables outside. Wifi is free but have to ask for the code.
Looking at the menu, you can have the option to have somewhat like a meal (drink with the bun). I chose capuccino but the cold one. So it was served on a tall glass with a separate syrup on a small cup for taste (this should be replaced with something else because it's spilling while pouring). The bun was drizzled with nutella and sprinkled with mixed hazel nuts and almonds. I think this flavor has overpowered the taste of the bun so I ordered for the original/plain one. You can feel the crust at the bottom is crispy with the taste of butter and mozarella I guess. It's great!
We were there on a Sunday evening around 5pm and not much customers.
They offer warm, sweet and softest buns which is really yummy. Drinks they offer, are not so special.

Good place to relax with bun and sea view...
Went there with a friend for a weekday brunch. The sitting arrangement in the balcony with the sea view was absolutely beautiful. Ordered a lasagna bolognese. The beef mince, mozzarella cheese was well placed along the layers of lasagna sheets and baked to perfection. She ordered their signature bun and you can also get their bun with vanilla, chocolate, strawberry & caramel ice cream. Other than that, the pappa affogato & chocolate milkshake are also a must try. For morning or afternoon tea/coffee lovers, would recommend their caramel macchiato, cafe latte, arabic/turkish coffee, cardamon tea and cappuccino. For cold drink lovers there is also a wide range of drinks including iced chocolate, caramel mochaccino, mocha/choco frappe, café latté. The service was quick, ambience was great. Overall experience was good. Definitely recommend this place if you would like to enjoy a pleasant view of the corniche while having your meal.
The ambience of this place is very welcoming. It is a nice place to go and sit near the sea and work. With free WiFi, cofee and soft and delicious bun, perfect place to find peace at. However, would appreciate lot more varieties of Savoury Buns. My favourite is cheese bun.

Best buns in town. Visiting this place since long. I usually have iced chocolate with a plain bun and its yummylicious. Moreover, friendly staff and good ambience.

Always love to gaze at the sea and feel the cold breeze while sipping into tea/coffee and noting better than a fresh piece of bun to go with it. Pappa Roti at ajman corniche just offers the same. Located just at the beginning of the corniche this place is really great to sit and relax. Seating available in both closed and in open. Who wouldn’t love to sit in the open in this weather.
Ordered the Cardamon tea with milk and signature plain Bun. Also ordered from their signature section was bun topped with Nutella and peanuts. The buns are beautifully served in a wooden plate, which are freshly baked and utterly buttery delicious. Nutella bun was topped with a good amount of peanuts which made the bun crunchier. Cardamon tea was creamy and was at perfect temperature.
They have a variety of shakes and sandwiches as well and many other toppings for the bun. Staff are very pleasing and serve you with a smile. Would highly recommend to try out this place.

First time I tried the Dubai paparoti and now the Ajman one. Each time a bite enters into my mouth it's like heaven! This one is on the corniche and that makes the ambience even more better. Good service.calm and quiet.
I have been a big time fan of Papa Roti , I have tried their several buns but nothing can beat the original flavored bun from Papa Roti . Decided to go for their Combo which was basically a bun and a americano . They served it at my table within 10 mins of time which is actually quick . Loved the bun , especially when the hot melted butter oozes out of he bun . Staff people were friendly and ambience wise place was nice and lastly when it comes to the pricing Pappa Roti has always been decent not expensive at all .
Been to this Pappa Roti outlet for a 4th time and guess it's about time to drop a feedback. Thumps up with their Nutella buns and hot/cold beverages. Moreover that, I would like to comment about the service team who are extremely good with their service. Never forgets to greet a single guest with a bright smile on their face. We all know it has amazing tea and buns . What most don't know is that it has beautiful views of the corniche . Am not however , fond of the idea of plastic ware combination with ceramic cups , if you chose outdoors . Overall well done people .
A really great place. A must try is their bun, both normal and flavoured (especially honey and chocolate). Its really good and tastes exceptionally good. A good combo will be they honey bun and latte. A little pricey but totally worth it.

Its a fairly good place, tried their Chocolate bun with Cafe Latte both were tasty, good ambience, definitely will visit them again. Must recommend their Chocolate bun as its just amazing

The only cons of this place is that the bun is kinda overpriced, and there's very less variety. The juices didn't impress me either.
But I'd love to come here during a winter morning or evening and just to hang out by the beach and eat some bun.

First and foremost the location deserve a 10 on 10. Right besides the Ajman beach this place is worth a shot. Their coffee are served with beautiful cream designs on top. Hot chocolate was utterly delicious and warm for a cold winter night.
As for the signature papa roti buns, we got a Nutella based and a dark chocolate one. The buns can be unsalted, salted, buttery or plain. Please specify jt to them before order. We got buttery buns, though the Chocolatey goodness leveled-out the butter taste. I would have preferred to get plain buns if asked by my server. The chocolate sauce was to runny and the bun soaked it in very wuickly.
This particular outlet is a must try especially for winter times. You get all cozied up outdoors with the sound of beach😍

Love this place, the outdoor setting is great when the weather is friendly, with a beautiful view! Love their nutella bun it's always fresh and hot, and their nutella shake with it is amazing!
The bun of this chain is very delicious and everyone knows that....but this place stands out coz of the ambience....the sound of the waves....crisp of the bun...a cup of coffee...and UAE winters....what else on earth would one ask for...😊😊.I may ask for some solid cutlery and a variety of bun with something inside it...like nutella😝.Well we even tried the ginger milk tea and found it just good.
Finally after having my eyes on this place for a long time.. I gave it a try..
And Yes their buns are worth the hype.
The outside crust is crunchy and slightly sweet where as the the inside it warm , airy and buttery! 😍
The only disappointing thing is that they put extra flavors like nutella, cheese etc as a drizzle on top.. It would have been better if it would gooze out of the bun. 😛👍🏼

I understand what the rave is about... The buns are airy, soft, and delightfully sweet really enjoyed them alot but the drinks did not impress me, tried caffe latte(hot) and caramel macchiato(cold) .... They really need to work on that but i would go back and have some of those delicious buns.
Also the ambiance right now is just perfect.
Pappa Roti is famous for all the right reasons, and I'm sure we can all agree on their buns and dipping sauce.
In my opinion, the best Pappa Roti experience is having a Caramel Ice Latte, bun with cheese and nutella dipping sauce, and conversation with a good friend! I don't believe you could have a bad experience in there.
Such an amazing ambience of this place especially the outer side of the place was really relaxing and one of the most nicest and friendly staffs ever

Lovee the location.. they have outdoor seating right in front of the beach which makes it a perfect experience to enjoy their tasty treats. The staff is always cheerful.
It's really great view in the terrace when you dine in there , I toke plan bun it was amazing then I add chocolate bun with Nutella nuts bun I really recommend it , they have great smily staff and good hospitality specially the branch manger Mustafa ,

BEST BUN i ever had around the globe . Mouthwatering n tempting . Fresh from oven . I normally try with nutella n almonds as i love sweets . Else u can try it plain. In this particular location the place is also quite big with ocean side sitting which is a plus on plus. I also like signature tea with multiple flavor of choice .
Perfect setting and great location. We sat outside on the patio with a great view of the gulf. The buns are awesome. And the Turkish Coffee & Qahwah are perfectly brewed. Truly a great cafe experience in an awesome setting.

I had my chocolate bun with the chocolate milkshake which comes as a combo and it's so perfect. My friend had the nutella bun and i would highly recommend that!
The bun melts in your mouth and you will fall in love with every bite.
It has cream cheese filling in its middle and this type of breakfast would be a good start to the day.
This location makes it even more better as the outside seating has a beautiful view of the beach

In papa's restaurant there famous for their warm buns with a variation of savory or sweet toppings offered with a drink of your choice and others too ! The bun was nice and warm and i added kraft cheese as a topping which balanced for me the sweetness of the bun with the help of their nicely presented green tea ! Overall good experience and would like to come again!
